1) Show Constant Respect
In the Wild West, disrespect had serious consequences. While times have changed, respect still matters. Treat fellow co-owners, guests, and the property with courtesy and consideration. Respect is what makes shared ownership work.
2) Pay What You Owe
If a co-owner skips the bill, someone else has to pay — maybe you. Everyone must cover their fair share of cottage-related expenses. No freeloading, no assumptions.
3) Own What You Use
Ownership means taking care of what you use:
• Took the hammock out? Put it away when done.
• Used the pontoon boat? Clean it and cover it before leaving.
Want someone else to take over? Ask:
“I’m heading out. Want to take over the hammock?”
Ownership can be transferred, but never abandoned.
4) Leave It Better Than You Found It
Each visit adds wear — a scratch here, a scuff there. Help reverse the trend. Fix something. Improve something. Clean something. Then share what you did — your effort inspires others and keeps the cottage thriving.
5) Leave Nothing Behind
Don’t treat the cottage as a dumping ground. If you no longer want it, don’t assume someone else will. That bulky, homemade PVC end-table? Leave it out of the cottage. Only leave things that are clearly useful and welcome.
6) Bring Your Own Bedding
For health and comfort, bring your own bed linens, bed sets, and pillows. These are no longer supplied. And please — never sleep directly on the furniture. Use proper bedding and help keep the cottage clean for the next guest.
